Residential Property Management, Residential & Shopping area, and other basic Residential Services. Handling of Property Management and shopping area including tenant issues. Renovation and maintenance of University-owned buildings.
The Trade Services team address specific needs related to carpentry, decorating, locks and keys for building interiors and roofing, masonry, sheet metal and paving for exteriors on campus.
Operations and Maintenance
Maintenance consists of three building engineering shops throughout the campus – the North Campus shop, the South Campus shop and Hull Court. Each shop maintains and repairs mechanical building systems such as plumbing, heating and air conditioning.
Electrical Services works closely with the engineering shops to maintain building electrical systems and also maintains and repairs campus exterior wiring, lighting and fire alarms systems.
Engineering and Utilities
The Engineering and Utilities sub-unit oversees the complex utility infrastructure. This group manages the purchase and application of energy resources and provides specialized engineering and technical services for the campus.
Facilities Operations specializes in four types of work requests. They are:
Priority 1 – Emergency
Emergency work orders take priority over all other work and require immediate action to address situations that present immediate or imminent danger to life, health, safety, security or significant damage to buildings, equipment or other property.
Priority 2 – Urgent
Urgent work orders are unscheduled and reactive and may pose a threat of personal injury, cause property or equipment damage, or serious disruption of service. This is work demanding prompt attention to supplement emergency repairs or prevent a subsequent emergency. Urgent work orders may include responses to safety deficiencies and regulatory violations.
Priority 3 – Scheduled
Scheduled work orders address date-sensitive requests. This work may require prior coordination to procure supplies and/ or services. Scheduled work orders include preventive maintenance services intended to protect and preserve physical assets, and may include utility outages.
Priority 4 – Routine
Routine work orders address normal maintenance or requests for service that do not pose a threat to life and property or disrupt University operations. These requests are put in the job queue and are processed in the order they are received.
Schedule of Campus Cleaning Services
The University uses green cleaning supplies in all campus buildings managed by Facilities Services. The green cleaning products are surface, floor, bath, glass and multi-purpose cleaners. All bathrooms on campus managed by Facilities Services provide tissue paper with 20 percent post-consumer recycled fiber, paper towels with 40 percent post-consumer recycled fiber, and biodegradable hand soap.
Integrated Pest Management
The University provides pest control services to University buildings, Residence, Halls & Commons and Residential Properties locations. Typically, both the interior and exterior of our buildings are serviced on a monthly basis. Additional services can be requested by submitting a Service Request.
Integrative Pest Management is an environmentally-sensitive approach to pest control with minimal pesticides. The University’s program is designed for achieving long term, environmentally sound pest suppression through the use of a wide variety of technological and management practices. Control strategies in an our program extend beyond the application of pesticides by prioritizing structural and procedural modifications that reduce food, water, harborage and pest access points.
The typical pests covered are cockroaches, rats, mice, bees, spiders, centipedes, millipedes, flies silverfish and all other vertebrates. Wildlife services are also available through our pest control provider to manage such pests as squirrels, raccoons and birds.
Gardens Services provide a variety of outdoor maintenance services, though primary duties include litter collection, hard surface cleaning and maintenance. In addition, Garden Services supports integrated pest management, minor irrigation repairs and maintenance, as well as small landscape design, construction and planting projects. Garden Services also provides trash containers and clean up services for special events.
Garden Services participate in many activities that contribute to environmental sustainability, including:
Maintaining a native plants garden at the corner of 58th Street and Woodlawn Avenue
Working with local vendors to purchase mulch from recycled trees
Replacing synthetic fertilizer with compost and compost teas to improve water quality
Utilizing Integrated Pest Management, an environmentally sensitive approach to pest control with minimal pesticides
Composting 95 percent of our green waste (leaves and grass)
Limiting use of leaf blowers, and meeting the U.S. Environmental Protection Agency's standards for emissions
Implementing greener equipment to reduce gas-powered motors on campus
Inventorying and mapping all campus trees
The following services are provided by Garden Services :
Turf Mowing, Edging, Trimming, Overseeding, Verification, Reseeding, Sodding, Fertilization
Mowing is performed on the same scheduled service day each week, excluding holidays and during inclement weather.
Tree Pruning and Maintenance
Tree pruning is performed with the intent of developing structurally sound trees with a symmetrical appearance typical of the species. Tree pruning also incoporates proper safety clearance and access. See the FAQ for questions about identifying specific trees or planting memorial trees on campus.
Shrub Pruning and Maintenance
Shrubs are kept in a healthy, vigorous condition, free from disease and large concentrations of pests. Shrubs are pruned with hand shears as needed to provide an informal shape, fullness and blooms.
Groundcover and Vine Maintenance
Groundcover is kept free of weeds, litter, debris and leaves. Ground cover is pruned up to four times a year to be maintained at an even level and consistent height.
Pest Control and Weed Abatement
This Services use Integrated Pest Management, an environmentally-sensitive approach to pest control with minimal use of pesticides to control insects, diseases and weeds on and around perennials, ground covers, shrubs, vines and trees. This includes frequent monitoring and spot treatment using the least-toxic methods.
Hardscape Cleaning, Including all Walks and Recreational Courts
All hardscape including stepping-stones and decomposed granite walks are inspected regularly and maintained in a neat, clean and safe condition during normal maintenance. Hard surface areas are inspected for uplifts and/or tripping hazards. Identified uplifts and/or tripping hazards are barricaded or caution taped off immediately until repairs are made.
Irrigation Maintenance and Repairs
All areas are irrigated to maintain adequate growth, health and appearance, regardless of plant types or soil condition. Water is regulated to avoid excessively wet or waterlogged areas detrimental to plant health and to prevent excessive water run-off.
Litter/ Trash Cleanup and Graffiti Removal
Complete policing and litter pick-up for the removal of paper, glass, trash, limbs.
Recycling and Waste Management
The University provides refuse and recycle services to University buildings, Residence, Halls & Commons and Residential Properties locations.
The University has a strong commitment to sustainability and uses a single-stream, throw-it-all-in-one-bin recycling program – meaning all recyclable items can be dropped into any recycling container on campus. On campus, in University-owned residences and in the House System, the following items may be thrown into the recycling bin:
Aluminum food and beverage containers, including cans, foil, and pie tins
Glass food and beverage containers – brown, clear or green
Plastic containers – clear and pigmented
Corrugated cardboard (flattened)
Magazines and catalogs
Mail, including FedEx envelopes and envelopes with plastic windows
There are multiple trades within Facilities Operations providing a wide variety of services.
The physical components of a building envelope include the foundation, roof, walls, doors and windows.
Fabricates, installs, repairs, alters and maintains building components such as ceiling, floor, wall, window, door and other building and related institutional components.
Elevator service technicians of our vendor partners inspect, repair, maintain, modify and fabricate electrical and electronic circuitry and electrical, electronic, hydraulic and mechanical equipment of passenger and freight elevator systems and power lifts.
Glass and Glazing:
Replaces, installs, repairs and maintains all types of glass and glass substitutes.
Provides combinations and lock and key service involving the repair, installation and maintenance of locking systems.
Performs work in the fabrication, maintenance, repair or alteration of brick, tile, stone and prefabricated components.
Fabricates, installs and maintains sheet metal, machined and plastic parts and equipment.
Prepares and coats interior and exterior surfaces of buildings, structures, fixtures and furniture and performs a variety of related operations.
Assembles, installs, repairs and performs maintenance to piping, fixtures and equipment used in the distribution, drainage and ventilation of water, water-carried waste, air, gas and other liquids.

Making adjustments, maintaining and repairing building heating and cooling systems.
Responding to requests regarding space temperature.
Maintenance and repairs to campus plumbing systems. This includes domestic water supply, restroom and laboratory fixtures, waste and storm drains, and water distribution for hydronic heating and cooling systems.
Conducting preventive maintenance for building mechanical systems.

Maintenance, repairs, alterations and installations of electrical systems and components from low- to high-voltage distribution and end-usage devices.
